Now that ratio has gone up to 100 and some of them are splurging to 120 to 150 (per square foot),\u201d Nagabhushanam said. \u201cIt&#8217;s a function of all these three: increases in tech take-up, increase in attractiveness of GCCs and also the quality of space that is required.\u201d<\/p>\n<p>Nagabhushanam said that, since 2021, employment in India\u2019s tech sector has expanded by about one million people, and that requires an estimated 100 million square feet (9.3 million square metres) of additional workspace. However, the required supply has not yet hit the market.<\/p>\n<p>This shortage space of space continues to create opportunities for developers, with CapitaLand <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/projects\/singapores-capitaland-investment-unveils-india-business-park-data-centre\/\">having fully leased out a business park in Hyderabad<\/a> in advance of its opening last month.<\/p>\n<p>\u201cWe ourselves are developing close to 11 million square feet, which we&#8217;ll be bringing to the market over the next two to three years so India is looking quite positive,\u201d he said. \u201cWe do expect 2024 to be better than 2023.\u201d<\/p>\n<p>Josephine Yip, senior director for Asia Pacific investment and asset management with Canadian pension fund manager Ivanhoe Cambridge expects that India will continue to be a \u201cbright spot\u201d as the country grows as a source of science and engineering talent for global companies.<\/p>\n<p style=\"text-align: center;\"><a data-no-instant=\"1\" href=\"https:\/\/www.mingtiandi.com\/real-estate\/events\/oxford-ivanhoe-kic-savills-on-singapore-india-markets\/\" rel=\"noopener\" class=\"adv-link\" target=\"_blank\" aria-label=\"14 NOVEMBER 2023 conrad centennial Singapore\"><img decoding=\"async\" src=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/14-NOVEMBER-2023-conrad-centennial-Singapore.jpg\" alt=\"\"  srcset=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/14-NOVEMBER-2023-conrad-centennial-Singapore.jpg 780w, https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/14-NOVEMBER-2023-conrad-centennial-Singapore-400x128.jpg 400w, https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/14-NOVEMBER-2023-conrad-centennial-Singapore-640x205.jpg 640w\" sizes=\"(max-width: 780px) 100vw, 780px\" width=\"780\" height=\"250\"   \/><\/a><\/p>\n<p>While some lower-end jobs may face a threat from adoption of generative artificial intelligence, Yip expect that higher end employers (and asset owners) could receive a boost from the evolving technology.<\/p>\n<p>\u201cThere are also value added opportunities within the AI space in having the workforce learn how to complement the existing skills base to deliver better services and higher value added services. So while there might be attrition at the lower end, I think at the end of the day India, the cost advantage is going to shine through,\u201d she said.<\/p>\n<p>Ivanhoe Cambridge, which managed more than $56 billion in real estate assets at the end of 2022, early this year made its biggest bet yet on India\u2019s office sector through <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/finance\/ivanhoe-cambridge-mapletree-launch-india-venture\/\">a $1.86 billion partnership with Singapore\u2019s Mapletree Investments<\/a> to develop, acquire and operate tech-oriented workplaces.<\/p>\n<h3>Markets Polarise<\/h3>\n<p>For Hari Krishna V, a managing director for real estate at CPP Investments, who is also part of the pension fund manager\u2019s global leadership team, with interest rates rising and office occupancy still not back to pre-pandemic levels in most markets, office investors need to ensure that their properties are ready to appeal to premium occupiers that are remaining competitive for top talent.<\/p>\n<p>\u201cThere is a deep polarisation in several markets, the winners are assets that have high ESG credentials whose appreciation has gone up quite significantly, especially in a post-COVID environment,\u201d Krishna told the panel. \u201cThe final element, which is important from an investment performance lens, is the occupier base\u2026 occupiers who are returning to the office and are looking to be back in the office.\u201d<\/p>\n<div dir=\"auto\" style=\"text-align: center;\"><a \/><\/a><\/div>\n<p>Just last year CPPIB <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/finance\/cppib-tata-launch-670m-india-office-park-jv\/\">launched a $670 million India office park joint venture<\/a> with local conglomerate Tata Group, with that nation-wide venture seeded with a business park in southern India\u2019s Chennai.<\/p>\n<p>That deal came just one year after the institution, which manages more than $419 billion in assets, invested $350 million into <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/events\/panel-the-future-of-the-office-2023\/\">a follow-on business park joint venture with RMZ<\/a> \u2013 the largest privately-owned real estate firm in India, with that initiative focusing on developing, acquiring and holding mixed-use office buildings in
