(Source: Qualitas)<\/p><\/div>\n<p>City Developments Ltd (CDL) has acquired a portfolio of 25 Tokyo apartment buildings from North American fund manager BentallGreenOak for JPY 35 billion ($230 million), marking the largest purchase to date by the Singapore property heavyweight in Asia\u2019s most mature rental residential market.<\/p>\n<p>CDL said <a href=\"https:\/\/links.sgx.com\/FileOpen\/2809_CDL_News_Release.ashx?App=Announcement&amp;FileID=773424\">in a bourse filing<\/a> on Thursday that it purchased a 100 percent interest in an apartment portfolio with 832 residential units and four retail stores spread across Tokyo\u2019s 23 wards from affiliates of BentallGreenOak. During the second and third quarters of 2022 the company was reported by Japan\u2019s Nikkei <a href=\"https:\/\/nrm.nikkei.co.jp\/articles\/-\/19374\">to have purchased 17 rental residential properties<\/a> in Tokyo for an undisclosed amount.<\/p>\n<p>Among the most active of the major North American real estate investors in Japan, BentallGreenOak in January of this year agreed <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/finance\/bentallgreenoak-buying-rihga-royal-hotel-osaka\/\">to buy the 1,039-room Rihga Royal Hotel Osaka<\/a> for a price believed to be not less than JPY 50 billion.<\/p>\n<h3>Tokyo Shopping Spree<\/h3>\n<p>CDL\u2019s announcement came the same day that Hong Kong rental accommodation provider Weave Living revealed its entry into the Japan market with the purchase of nine Tokyo multi-family assets for an undisclosed sum.<\/p>\n<p>The Warburg Pincus-backed firm will be operating the 352-unit portfolio under its own brands, and plans to open the properties in the fourth quarter.<\/p>\n<p style=\"text-align: center;\"><div style=\"margin-left: auto; margin-right: auto; text-align: center; \" id=\"mingt-308603169\"><a data-no-instant=\"1\" href=\"https:\/\/www.yardi.asia\/Resource\/?resource=Data+Centres+Fuelling+the+AI+Future+%28White+Paper%29&#038;utm_source=mingtiandi&#038;utm_medium=website&#038;utm_campaign=wp23dcai\" rel=\"noopener\" class=\"adv-link\" target=\"_blank\" aria-label=\"Yardi - Data Centre v2_250\"><img decoding=\"async\" src=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/08\/Yardi-Data-Centre-v2_250.gif\" alt=\"Yardi - Data Centre v2_250\"  width=\"780\" height=\"250\"  style=\"display: inline-block;\" \/><\/a><\/div><\/p>\n<p>In June this year Hong Kong-based <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/finance\/arch-capital-enters-japan-with-multi-family-buy\/\">Arch Capital Management<\/a> made its debut in the country with the purchase of 25 Tokyo multi-family properties and during that same month, Singapore\u2019s <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/finance\/qip-closes-japan-multi-family-fund-with-tokyo-buy\/\">Q Investment Partners<\/a> acquired a 42-unit residential property in central Tokyo on behalf of its $50-million Japan multi-family housing fund.<\/p>\n<p>Foreign buyers accounted for nearly half of all sales of multi-family assets in Japan during the second quarter, according to Knight Frank.<\/p>\n<p>\u201cAlthough interest rates are showing signs of stabilising in the region, caution prevails, affecting investor sentiment.
