The subsidiary of China\u2019s largest commercial developer oversees 472 mainland malls with a gross floor area under management of 65.6 million square metres (706.1 million square feet).<\/p>\n<p style=\"text-align: center;\"><div style=\"margin-left: auto; margin-right: auto; text-align: center; \" id=\"mingt-1482789795\"><a data-no-instant=\"1\" href=\"https:\/\/info.altusgroup.com\/apac-altus-valuation\/?utm_campaign=23_AA_APAC_VA_Brand_Mingtiandi-Display-Ads_Website&#038;utm_medium=display-digital&#038;utm_source=&#038;utm_content=Website&#038;sfid=7012M000002m8TN\" href=\"https:\/\/www.mingtiandi.com\/real-estate\/retail\/wanda-mall-unit-fails-to-list-on-hong-kong-exchange\/\">in April of this year<\/a>, with Chinese regulators in June <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/retail\/wanda-group-faces-queries-over-hong-kong-ipo\/\">requesting more information<\/a> pertaining to the company\u2019s related-party transactions and dividend policy.<\/p>\n<p>If the unit is not listed by the end of this year, Wanda Commercial and Dalian Wanda Group will have to buy back all the pre-IPO shares and compensate for investment returns at an estimated overall cost of RMB 40 billion ($5.5 billion), according to credit agency S&amp;P Global Ratings.<\/p>\n<h3>Racing the Clock<\/h3>\n<p>Once foreseen by analysts as making a $3 billion return to a Hong Kong bourse <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/finance\/ubs-walked-away-from-risky-4-4b-wanda-privatisation\/\">it had spurned in 2016<\/a>, Wanda has struggled to drum up investor interest in its mall portfolio and at the same time fulfil hundreds of millions of dollars in offshore obligations.<\/p>\n<div id=\"attachment_347425\" style=\"width: href=\"https:\/\/www.thestandard.com.hk\/section-news\/section\/2\/253683\/Wanda-to-repay-US$275m-debt\">rustled up enough cash<\/a> to repay a $275 million private-debt facility that matured Wednesday, but Wanda <a href=\"https:\/\/www.bloomberg.com\/news\/articles\/2023-06-29\/wanda-faces-key-payment-test-as-bond-setback-may-revive-concerns\">faces another test<\/a> in the weeks ahead with a $400 million bond coming due.<\/p>\n<p>Wanda also <a href=\"http:\/\/www.aastocks.com\/en\/stocks\/news\/aafn-con\/NOW.1275515\/recommend-news\/HK6\">suffered a fresh setback<\/a> last week when China\u2019s securities watchdog suspended a planned bond issue of Dalian Wanda Commercial Management, the group\u2019s main unit, which in June had seen RMB 1.98 billion ($278.18 million) worth of its shares <a href=\"https:\/\/money.usnews.com\/investing\/news\/articles\/2023-06-07\/shanghai-court-freezes-278-million-worth-of-shares-in-wanda-commercial\">frozen by a Shanghai court<\/a>.<\/p>\n<p style=\"text-align: center;\"><a data-no-instant=\"1\" href=\"https:\/\/www.mingtiandi.com\/real-estate\/events\/oxford-ivanhoe-kic-savills-on-singapore-india-markets\/\" \/><\/a><\/p>\n<p>In April, S&amp;P and fellow rating agency Fitch put Dalian Wanda Commercial Management <a href=\"https:\/\/www.channelnewsasia.com\/business\/rating-agencies-put-chinas-wanda-commercial-negative-watch-3451516\">on negative watch<\/a> for a potential downgrade, citing risks associated with the uncertain IPO path of the mall unit.<\/p>\n<h3>Emergency Fundraising<\/h3>\n<p>While Wang once ranked as China\u2019s richest man, the soldier-turned-tycoon has been selling off stakes in some of Wanda Group\u2019s listed entities in a bid to right the financial ship.<\/p>\n<p>On 19 April, Shenzhen-listed Wanda Film Holdings announced that its controlling shareholder, Wanda Investment, <a href=\"https:\/\/pdf.dfcfw.com\/pdf\/H2_AN202304191585587014_1.pdf?1681929471000.pdf\">planned to reduce its stake<\/a> in the company by up to 3 percent or 65.38 million shares. The value of that stake sale was around RMB 953 million ($138 million) based on the stock\u2019s closing price that day.<\/p>\n<p>That disposal followed Wanda Cultural Industry Group\u2019s March sale of <a href=\"https:\/\/pdf.dfcfw.com\/pdf\/H2_AN202303171584348256_1.pdf?1679075041000.pdf\">2 percent of its stake in Wanda Film<\/a> via bulk trading, which raised RMB 583 million.
