I think the biggest challenge is\u2026 it is competitive,\u201d Invesco\u2019s Wangh said during the panel on Tuesday, which was brought to you by Yardi.<\/p>\n<p>For Lee, who oversees the firm\u2019s portfolio of four hotels in Tokyo and Osaka, the two cities continue to be the company\u2019s focus markets due to their favourable demographics, with the Hong Kong-based company optimistic about opportunities to acquire more assets.<\/p>\n<p>*I definitely think we want to expand&#8230; Even some of our investors and LPs (limited partners) have been telling us they want to double down but I don&#8217;t want to grow too fast. I just want to choose the right projects, the safety, the certainty that&#8217;s involved with just getting the fixed yield, fixed dividend yield, I&#8217;m happy with that,\u201d he said.<\/p>\n<h3>Attracting Global Investors<\/h3>\n<p>The panelists agreed that overseas investors continued to play an increasing role in Japan\u2019s real estate market.<\/p>\n<div id=\"attachment_354025\" style=\"width: 790px\" class=\"wp-caption alignnone\"><img decoding=\"async\" aria-describedby=\"caption-attachment-354025\" class=\"size-full wp-image-354025\" src=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/06\/IMG_3122.jpg\" alt=\"Ross Antoci Unified Industrial\" width=\"780\" height=\"532\" srcset=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/06\/IMG_3122.jpg 780w, https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/06\/IMG_3122-400x273.jpg 400w, https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/06\/IMG_3122-640x437.jpg 640w\" sizes=\"(max-width: 780px) 100vw, 780px\" \/><p id=\"caption-attachment-354025\" class=\"wp-caption-text\">Ross Antoci Unified Industrial<\/p><\/div>\n<p>Moderating the panel, David Green-Morgan, MSCI&#8217;s head of real assets research, said the volume of global capital entering the country has increased from about 20 percent of total cross-border transactions historically to over 30 percent over the last three to four years.<\/p>\n<p>\u201c[Japan] has always been one of the favored destinations for both regional and international capital in Asia Pacific. Probably alongside Australia, it tends to be the first port of call for many initial investors,\u201d he said, noting that the ultra low interest rate environment made it more appealing to investors especially at a time other developed markets continued to raise rates.<\/p>\n<p>Antoci, one of two founders of Unified Industrial, a Tokyo-based developer backed by Australia&#8217;s Macquarie Asset Management, said Japan&#8217;s logistics market has also seen a surge in overseas capital.<\/p>\n<p style=\"text-align: center;\"><a data-no-instant=\"1\" href=\"https:\/\/www.mingtiandi.com\/real-estate\/events\/oxford-ivanhoe-kic-savills-on-singapore-india-markets\/\" rel=\"noopener\" class=\"adv-link\" target=\"_blank\" aria-label=\"14 NOVEMBER 2023 conrad centennial Singapore\"><img decoding=\"async\" src=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/14-NOVEMBER-2023-conrad-centennial-Singapore.jpg\" alt=\"\"  srcset=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/14-NOVEMBER-2023-conrad-centennial-Singapore.jpg 780w, https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/14-NOVEMBER-2023-conrad-centennial-Singapore-400x128.jpg 400w, https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/14-NOVEMBER-2023-conrad-centennial-Singapore-640x205.jpg 640w\" sizes=\"(max-width: 780px) 100vw, 780px\" width=\"780\" height=\"250\"   \/><\/a><\/p>\n<p>\u201cThe logistics space has pretty strong fundamentals in terms of demand and supply and so I think those are the factors that investors are seeing and finding appealing, (as well as) the geopolitical environment (and) the ease of doing transactions in Japan when you have a Japan team, it&#8217;s fairly straightforward,\u201d he said.<\/p>\n<p>On the micro level, he said the demographics of the country\u2019s top metropolitan areas \u2013 the Greater Tokyo Area and the Greater Kansai Area around Osaka \u2013 also bode well for last-mile logistics given their combined population of around 60 million people.<\/p>\n<h3>Rediscovering Japan<\/h3>\n<p>In the residential segment, Hirschvogel said the country\u2019s mature multifamily market has been a major consideration for Patrizia to bring its operations to Asia starting from 2016.<\/p>\n<p>Having a local team on the ground is key to having successful operations in Japan, Hirschvogel said, while the country\u2019s well-developed property management sector contributes to provide efficient management of rental apartments.<\/p>\n<p style=\"text-align: center;\"><a data-no-instant=\"1\" href=\"https:\/\/www.mipim-asia.com\/?utm_source=mingtiandi&#038;utm_medium=barter_website&#038;utm_campaign=mipimasia2023\" rel=\"noopener\" class=\"adv-link\" target=\"_blank\" aria-label=\"AR-607487_Mipim Asia_23_Banner Resize 780&#215;250\"><img decoding=\"async\" src=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/10\/AR-607487_Mipim-Asia_23_Banner-Resize-780x250-1.jpg\" alt=\"\"  srcset=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/10\/AR-607487_Mipim-Asia_23_Banner-Resize-780x250-1.jpg 780w, https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/10\/AR-607487_Mipim-Asia_23_Banner-Resize-780x250-1-400x128.jpg 400w, https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/10\/AR-607487_Mipim-Asia_23_Banner-Resize-780x250-1-640x205.jpg 640w\" sizes=\"(max-width: 780px) 100vw, 780px\" width=\"780\" height=\"250\"   \/><\/a><\/p>\n<p>\u201c(Around 2016) that was maybe the first discovery of the multifamily market (in Japan) for German and international investors coming in. And now you see a rediscovery,\u201d he said. \u201cIf you look into the rest of the world, Japan is a very happy place. You don&#8217;t see the valuation change as you have in Europe so Japan seems very steady.\u201d<\/p>\n<p>Last November, the German asset manager <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/finance\/germanys-patrizia-launches-1b-japanese-multi-family-fund-expands-in-singapore\/\">launched its \u20ac1 billion ($1.03 billion) Japan-focused
