He shared stories from that escapade and others with Mingtiandi\u2019s Michael Cole and attendees of the all-day event, sponsored by Yardi, at the Sheraton Hong Kong Hotel and Towers.<\/p>\n<p style=\"text-align: center;\"><a data-no-instant=\"1\" href=\"https:\/\/www.jll.com.hk\/en\/invest-in-real-estate?utm_source=mtd&#038;utm_medium=ol&#038;utm_campaign=ap-hk-cm-investor-platform-q323&#038;utm_content=set-h&#038;utm_term=780x250\" rel=\"noopener\" class=\"adv-link\" target=\"_blank\" aria-label=\"H-780X250\"><img decoding=\"async\" src=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/10\/H-780X250.gif\" alt=\"\"  width=\"780\" height=\"250\"   \/><\/a><\/p>\n<p>The mainland native opened with a brief explanation of how he made the unusual journey from academic to banker to Hong Kong private equity boss.<\/p>\n<p>\u201cI used to be a professor at the Wharton School, then I was approached by JP Morgan,\u201d Shan said. \u201cThey made me an offer, I looked at the offer and I said, wow, these guys pay so much money. The breaking news was that the Hang Seng stock index had tumbled more than 10 percent that day, and the crash persuaded Shan to accept a standing offer to join Newbridge Capital.<\/p>\n<p>In 2004, Shan and his team at Newbridge (now part of TPG) led the American private equity firm in buying a controlling stake in Shenzhen Development Bank from entities belonging to the city government. Drawing on lessons from Newbridge\u2019s 1999 acquisition of Korea First Bank, Shan had seen an opportunity to make a similar if somewhat dicier bet on SDB.<\/p>\n<p style=\"text-align: center;\"><a data-no-instant=\"1\" href=\"https:\/\/www.mingtiandi.com\/real-estate\/events\/oxford-ivanhoe-kic-savills-on-singapore-india-markets\/\" rel=\"noopener\" class=\"adv-link\" target=\"_blank\" aria-label=\"14 NOVEMBER 2023 conrad centennial Singapore\"><img decoding=\"async\" src=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/14-NOVEMBER-2023-conrad-centennial-Singapore.jpg\" alt=\"\"  srcset=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/14-NOVEMBER-2023-conrad-centennial-Singapore.jpg 780w, https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/14-NOVEMBER-2023-conrad-centennial-Singapore-400x128.jpg 400w, https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/14-NOVEMBER-2023-conrad-centennial-Singapore-640x205.jpg 640w\" sizes=\"(max-width: 780px) 100vw, 780px\" width=\"780\" height=\"250\"   \/><\/a><\/p>\n<p>\u201cWe were confident only in one thing: our ability to control risks,\u201d he said. \u201cIn China, banking at that time was like a licence to print money. Why was that the case? Because interest rates were controlled by the central bank.\u201d<\/p>\n<p>A state-imposed floor on lending rates and upper limit on deposit rates yielded \u201cexceedingly high\u201d spreads of 3 or 4 percent, compared with about 1 percent in Hong Kong at the time. After recruiting American finance veteran Frank Newman to bring steady leadership and a winning culture to SDB, Newbridge exited in 2010 at 14 times its initial investment.<\/p>\n<h3>Lightning in a Bottle<\/h3>\n<p>For Shan, who spent his teenage years doing hard labour in the Gobi desert during China\u2019s Cultural Revolution, fixing up and later selling a national-level bank was just one in a series of successful turnarounds, including on a personal level.<\/p>\n<p>In 1980, Shan earned one of just 1,862 scholarships awarded in China for students to study abroad. \u201cI checked some other statistics. About that time, about 3,000 to 4,000 Chinese died from lightning every year,\u201d he said. \u201cYou would have twice as much a chance to be struck by lightning at that time than to qualify to study abroad.\u201d<\/p>\n<p style=\"text-align: center;\"><div style=\"margin-left: auto; margin-right: auto; text-align: center; \" id=\"mingt-1221444996\"><a data-no-instant=\"1\" href=\"https:\/\/www.yardi.asia\/Resource\/?resource=Data+Centres+Fuelling+the+AI+Future+%28White+Paper%29&#038;utm_source=mingtiandi&#038;utm_medium=website&#038;utm_campaign=wp23dcai\" rel=\"noopener\" class=\"adv-link\" target=\"_blank\" aria-label=\"Yardi - Data Centre v5_250\"><img decoding=\"async\" src=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/08\/Yardi-Data-Centre-v5_250.gif\" alt=\"Yardi - Data Centre v5_250\"  width=\"780\" height=\"250\"  style=\"display: inline-block;\" \/><\/a><\/div><\/p>\n<p>Rather than great good fortune, Shan put it down to his perseverance and the seizing of every opportunity to educate himself with books during those dire days in the Gobi. He credited an old friend with giving a piece of advice that became a lifelong mantra: \u201cWasting time is committing a sin against yourself.\u201d<\/p>\n<h3>No Slowing Down<\/h3>\n<p>Since joining PAG in 2010, Shan has helped build the pan-Asian private equity player into a multi-sector investor managing real assets, private equity and credit strategies with over $50 billion in assets under management.<\/p>\n<p>Under his leadership, PAG has been one of Asia\u2019s most active real estate investors, operating both a core-plus\/value-add and an opportunistic strategy.<\/p>\n<p>In January this year, PAG teamed up with Singapore\u2019s Mapletree Investments <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/finance\/pag-mapletree-jv-buying-hong-kongs-goldin-tower\/\">to buy Hong Kong\u2019s Goldin Financial Global Centre<\/a> for $713 million. Last December, the firm\u2019s Flow Digital Infrastructure venture <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/data-centres\/pags-flow-pdg-announces-data-centre-milestones-in-philippines-and-india\/\">broke ground on a data centre in the
