hyperscale cloud services continue to rise, according to a panel of experts taking part in Mingtiandi\u2019s Asia Data Centre Forum 2021.<\/p>\n<p>Mingtiandi founder Michael Cole welcomed Varoon Raghavan, Princeton Digital Group\u2019s co-founder and chief operating officer, and Jing Zhou, senior director with the alternatives and strategic transactions division at US investment manager Nuveen, on Tuesday for a discussion of the investment landscape in one of Asian real estate\u2019s most dynamic asset classes.<\/p>\n<p class=\"p1\" style=\"text-align: center;\"><a session, which was sponsored by Yardi, were a pair of seasoned deal advisors: Bob Tan, from the data centre practice group of JLL\u2019s capital markets team, and attorney Joel H Rothstein, a shareholder with Greenberg Traurig who leads the law firm\u2019s Asia real estate practice.<\/p>\n<p>With a <a href=\"https:\/\/www.jll.co.in\/en\/trends-and-insights\/research\/the-rise-of-new-data-centre-growth-markets\/?utm_source=Linkedin&amp;utm_medium=social&amp;utm_campaign=ap-2020-Data-Centres-Report&amp;utm_content=New-Internet-Users&amp;utm_source=linkedin&amp;utm_medium=orgsoc&amp;utm_term=hootsuite&amp;utm_content=c1fe43cf-1b87-4b05-a48a-3add6d3b79a4\">JLL report<\/a> forecasting the global market for hosting, storage and cloud computing services to reach $163 billion this year \u2014 up nearly 30 percent from 2017 levels \u2014 the guests on MTD TV were in agreement that the sector still has plenty of upside potential.<\/p>\n<h3>Hyperscaling Across the Map<\/h3>\n<p>\u201cHyperscalers are looking for data centres across the region,\u201d said Raghavan, whose Singapore-based PDG has amassed 19 facilities in five Asian countries since starting up in 2017. \u201cSo there\u2019s an opportunity to serve that growth and that demand, which is Rothstein, Shareholder and Chair, Asia Real Estate Practice, Greenberg Traurig\n\t\t\t\t<\/dd><\/dl><br style=\"clear: both\" \/>\n\t\t<\/div>\n\n<p>The former Tata Communications executive noted that despite the gold rush into the data centre space, challenges exist in terms of building mission-critical facilities for clients and running them with high degrees of operational excellence, reliability and consistency across markets.<\/p>\n<p>\u201cI wouldn\u2019t call it easy money, but I would certainly say it\u2019s the smart money,\u201d he said.<\/p>\n<p>JLL\u2019s Tan summed up Asia Pacific\u2019s data centre uprising with one word: population.<\/p>\n<p>\u201cAt the end of the day, it is the population that is driving demand,\u201d he said, adding that APAC\u2019s population accounts for more than 50 percent of the estimated global count. \u201cIf you have to put it down to one single factor, I think it\u2019s the continued growth of population in this part of the world, and the increasing rate of urbanisation, and along with that comes a lot of new goods and services and the digital economy.\u201d<\/p>\n<p>Tan cited corporate cloud services, social media, streaming content and gaming as further drivers of data use in the region.<\/p>\n<h3>Lawyers Kept Busy<\/h3>\n<p>Greenberg Traurig\u2019s Rothstein was able to neatly quantify the sector\u2019s impact on his property-focused legal practice, as he now spends 30 percent of his work time immersed in data centre deals.<\/p>\n<p>\u201cYou have all these new market entrants, new players that want to have exposure to this space, and yet they have to navigate something that\u2019s totally unfamiliar to them,\u201d the Tokyo-based attorney said. \u201cIf you look at a data centre building, it just looks like an industrial building;
