{"id":190294,"date":"2020-09-20T19:44:27","date_gmt":"2020-09-20T11:44:27","guid":{"rendered":"http:\/\/www.mingtiandi.com\/?p=190294"},"modified":"2021-08-07T15:59:42","modified_gmt":"2021-08-07T07:59:42","slug":"sun-hung-kai-proposes-two-tower-scheme-in-west-kowloon","status":"publish","type":"post","link":"https:\/\/www.mingtiandi.com\/real-estate\/design-and-construction\/sun-hung-kai-proposes-two-tower-scheme-in-west-kowloon\/","title":{"rendered":"Sun Hung Kai Asks to Redesign West Kowloon Project as Two Taller Towers"},"content":{"rendered":"<div id=\"attachment_190307\" style=\"width: 710px\" class=\"wp-caption alignnone\"><img decoding=\"async\" aria-describedby=\"caption-attachment-190307\" class=\"size-full wp-image-190307\" src=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2020\/09\/shk700.jpg\" alt=\"shk700\" width=\"700\" height=\"394\" srcset=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2020\/09\/shk700-348x196.jpg 348w, https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2020\/09\/shk700-420x236.jpg 420w\" sizes=\"(max-width: 700px) 100vw, 700px\" \/><p id=\"caption-attachment-190307\" class=\"wp-caption-text\">Sun Hung Kai&#8217;s new proposal hopes for a two-tower complex<\/p><\/div>\n<p>Sun Hung Kai Properties is asking to change the design for Hong Kong\u2019s largest commercial site ever with the blue-chip developer hoping to develop two taller towers rather than follow the original three building concept.<\/p>\n<p>Hong Kong\u2019s biggest developer by market value on Friday revealed a design proposal for the 643,000 square foot (59,735 square metre) site above the city\u2019s high speed rail terminus, some 10 months <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/projects-real-estate\/sun-hung-kai-buys-west-kowloon-site-for-42b\/\" target=\"_blank\" rel=\"noopener noreferrer\">after agreeing to purchase the commercial development for HK$42.23 billion<\/a> (then $5.4 billion) at a government land auction in November 2019.<\/p>\n<p style=\"text-align: center;\"><a data-no-instant=\"1\" href=\"https:\/\/www.jll.com.hk\/en\/invest-in-real-estate?utm_source=mtd&#038;utm_medium=ol&#038;utm_campaign=ap-hk-cm-investor-platform-q323&#038;utm_content=set-j&#038;utm_term=780x250\" rel=\"noopener\" class=\"adv-link\" target=\"_blank\" aria-label=\"J-780X250\"><img decoding=\"async\" src=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/10\/J-780X250.gif\" alt=\"\"  width=\"780\" height=\"250\"   \/><\/a><\/p>\n<p>In its request to Hong Kong\u2019s Town Planning Board, Sun Hung Kai pointed to challenges in the original three-building project concept which had been approved in 2010, proposing to create a two-tower development which it says is more in line with the current market.<\/p>\n<p align=\"justify\">\u201cThe Approved Scheme with three towers is quite dense and provides limited open space,\u201d <a href=\"https:\/\/www.info.gov.hk\/tpb\/sc\/plan_application\/Attachment\/20200918\/s16_A_K20_133_0_gist.pdf\">Sun Hung Kai wrote in the application to amend the plan<\/a>. \u201cThe design does not meet current requirements for Grade A office development,\u201d the company said while noting limitations in the office, retail and public components of the concept.<\/p>\n<h3>Adding Some Green to West Kowloon<\/h3>\n<p>In its proposal, Sun Hung Kai highlighted the additional open space that the new design would provide at the ground level, with the layout including a 1.5 kilometre-long green trail connecting the West Kowloon Cultural District to the high speed rail station. However, the request to shift to two taller towers may also face challenges from owners of neighbouring projects.<\/p>\n<div id=\"attachment_190309\" style=\"width: 329px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" aria-describedby=\"caption-attachment-190309\" class=\"wp-image-190309\" src=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2020\/09\/vincent-cheung-vincom.jpg\" alt=\"vincent cheung vincom\" width=\"319\" height=\"350\" srcset=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2020\/09\/vincent-cheung-vincom.jpg 364w, https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2020\/09\/vincent-cheung-vincom-164x180.jpg 164w\" sizes=\"(max-width: 319px) 100vw, 319px\" \/><p id=\"caption-attachment-190309\" class=\"wp-caption-text\">Vincent Cheung of Vincom<\/p><\/div>\n<p>\u201cThe proposed new design by SHKP has its own merits as it\u2019s emphasising the connection among the areas in Yau Ma Tei, Tsimshatsui and Jordan and accessibility to the promenade via the 24-hour thoroughfare at the development site,\u201d Vincent Cheung, managing director of real estate advisory firm Vincom Consulting and Appraisal told Mingtiandi, noting the design\u2019s inclusion of additional public space.<\/p>\n<p>\u201cNevertheless, the increasing height of the proposed development may attract the concern of the neighbouring developments\u2019 owners and the residents,\u201d Cheung added, while pointing out that, now that Sun Hung Kai has submitted its proposal to the Town Planning Board, the government body will review input from developers holding other projects in the area.<\/p>\n<p>Sun Hung Kai\u2019s design, which was opened up for public review by the planning board on Friday, keeps the project\u2019s total gross floor area at 3.16 million square feet, but reduces the office component by around 9 percent from 2.8 million square feet to 2.6 million square feet, while boosting the retail area by around 90 percent to over 600,000 square feet.<\/p>\n<p style=\"text-align: center;\"><a data-no-instant=\"1\" href=\"https:\/\/www.mingtiandi.com\/real-estate\/events\/oxford-ivanhoe-kic-savills-on-singapore-india-markets\/\" rel=\"noopener\" class=\"adv-link\" target=\"_blank\" aria-label=\"14 NOVEMBER 2023 conrad centennial Singapore\"><img decoding=\"async\" src=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/14-NOVEMBER-2023-conrad-centennial-Singapore.jpg\" alt=\"\"  srcset=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/14-NOVEMBER-2023-conrad-centennial-Singapore.jpg 780w, https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/14-NOVEMBER-2023-conrad-centennial-Singapore-400x128.jpg 400w, https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/14-NOVEMBER-2023-conrad-centennial-Singapore-640x205.jpg 640w\" sizes=\"(max-width: 780px) 100vw, 780px\" width=\"780\" height=\"250\"   \/><\/a><\/p>\n<p>Some of that retail area will be included in platforms flanking the walking path that is planned to run north-south through the project and a 38,000 square foot community plaza on the site. In total, open space under the new design would reach 100,000 square feet with the developer proposing to include 24-hour outdoor shops in that plaza area.<\/p>\n<p>The new design would allow 50 metres of space between a pair of dumb-bell cross-section office towers, up from just 20 metres between the trio of wave-shaped buildings included in the previously approved plan. The proposal <a href=\"https:\/\/www.info.gov.hk\/tpb\/en\/plan_application\/Attachment\/20200918\/s16_eng_news.pdf\">is open for comment from the public until 9 October<\/a>.<\/p>\n<h3>Towers Would Grow 38% Taller<\/h3>\n<p>In its application for the design modification, Sun Hung Kai said that in its quest to create a high quality office hub on the site in line with the planning board\u2019s request for a project with \u201coutstanding planning or design merits,\u201d it had considered various approaches, and portrayed the proposal as line with the spirit of current regulations and as well as with other projects in the area.<\/p>\n<p>\u201cThe general intention of the BHR (building height restrictions) has been respected, and building heights related to the adjoining developments,\u201d the proposal read, adding that with the two towers to be of 30 and 20 to 25 storeys, \u201cA cascading stepped building height profile is adopted.\u201d<\/p>\n<p>The new concept includes a request to build the taller of the two towers up to 159 metres in height \u2013 a 38 percent increase from the 115 metres previously approved.
